Terminated...now what?

You found the house of your dreams.

You had anxiety about the timeline of buying and selling at the same time, yet signed the listing agreement to get your current home live and on the market.

Every showing request and open house your fingers are crossed with hope that this might be the buyer who submits an offer paving that path towards owning your dream home.

Feedback is little to none.

Your first open house got rained out and the next did not line up with your realtors brunch schedule.

Showings are at a decline as your days on market are at a hockey stick incline.

The contingency date has come and you need to withdraw your offer in order to not lose your earnest money that you put down on your dream house.

Frustrated, upset and tired you call your agent and let them know they need to TERMINATE the listing.

It happens… often… for these 3 reasons.

1. Overpriced – It goes without saying, if the property is priced too high the market will let you know and their refusal to submit an offer is the feedback. In my opinion, Agents should show their cards on listing price before asking the seller for their number. This will keep the agent from trying to pander to an unrealistic number just to get their sign in the yard.

2. Inadequate Marketing – Open Houses work! Most agents don’t want to do them because it interferes with their weekend. Top tier photos and video cost money, most agents cheap out and try to post your biggest investment online with iPhone pics. Your staging or lack of, might be the main reason for the poor number of showings.

3. Didn’t list with The Bridge Group… JK but seriously we seem to have a great record with re-listings terminated/Expired properties after re-branding and strategically marketing and pricing them on the market.
