When the Numbers Don’t Add Up: Lessons from a Tough Listing Appointment

Last week, I experienced one of those moments that remind you why real estate is both challenging and eye-opening. In our latest YouTube video, I share a case study from a recent listing appointment that left us all facing some hard truths.

We met with a seller who, three years ago in 2022, had invested in a property at $365,000 expecting a solid return on his investment. However, after running the numbers and reviewing the current market, we had to deliver the reality: in today’s market, his property could only fetch between $320,000 and $325,000. Comparable properties were even lower, around $311,000 to $312,000. Hearing this was painful for him—and it was for us, too. We saw firsthand the impact of a decision made without proper guidance and the consequences that follow.
